Island Elderly Housing, Inc. (IEH) was incorporated in 1977 by a group of dedicated local citizens as a private, non-profit corporation in order to develop and operate subsidized rental housing for the very low income elderly and disabled of Martha's Vineyard.

Current Properties

Hillside Village • Edgartown Road • Vineyard Haven

40 units, four are fully handicapped accessible. Funding has been approved by HUD for another building with 10 units, which will open in December of 2001. Non-elderly, disabled are eligible as well as elders over 62

Woodside Village • off Edgartown Road • Oak Bluffs

This property has 45 units, five are handicapped accessible. Funding has been approved to build 27 new units at this site and they will open early in 2002. An application for an additional nine units has been approved and will be ready in 2002. Only elders over 62 are eligible.

The Love House • Main & Crocker Ave. • Vineyard Haven

This building is in the process of being converted into five efficiency apartments. Only elders over 62 are eligible.

IEH has a waiting list of 65 elderly and 50 non-elderly, disable applicants. An additional 42 people are on inquiry lists for the new projects. The new units are scheduled to be ready for occupancy within the next year.

Funding

$9.5 million in federal grants and $1.2 million in state grants for elderly housing construction have been awarded to IEH since 1981. In addition, the organization receives approximately $219,000 annually in federal rental subsidies which translates into an average subsidy per tenant of $2,400 per year.

Rents

IEH tenants never pay more than 30% of their monthly incomes for rent and utilities. Tenants' annual incomes range from $2,700 to $18,700 and the monthly rents range from $23 to $452. The average rent for an IEH tenant, including utilities, is $235 per month.

Other Programs

Aside from housing, the IEH mission includes the provision of related supportive services to our tenants. A computer learning center at Woodside Village was implemented with the goal of enriching the lives of tenants. The center is also available to other Island elders, clients of Women's Support Services and Headstart parents as well. Our supportive services program was expanded this past year. Residents now have an advocate to help them access services which will allow them to remain independent in their apartments.

Future Needs

Our greatest need is for land! IEH was fortunate in that the Love house and our 11 acres of land in Oak Bluffs (home to Woodside Village) were donated. These properties will eventually house 90 elders on very limited incomes. By addressing a major social need on the Island, we see this as a worthwhile and productive use of the land. For several years, we have been seeking further donations of land- to no avail- on which to build both additional elderly housing and housing for the disabled.
